MRTA vs MLTA (Mortgage Reducing Term Assurance VS Mortgage Life Term Assurance) case study : Prudential Wealth Planner

   'Property is a necessity, protection to our property is necessary too. One should consider the risk of loosing their property due to the inability to maitain the property'

   Lets take real case study,
Azman 35 years old, an asisstant manager of one of Engineering Company in Southern Region of Malaysia.Married with 2 child. Property in hand included 1)A 250k double storey house with balance loan of 190k for another 21 year tenure. 2)Car Loan of Honda Accord with balance loan of 70k for another 4 years tenure and Honda Jazz with balance loan of 32k for another 3years. 3)Others type of loan which included Credit Card, Study and Education loan.

   To mitgate the risk for his property,one should take the total up of 190k of MLTA to cover all the mortgage loan balance. However since the property+liability amount of Mr Azman far exceed the 200k. He opted to add another 100k coverage making up of 300k Total Coverage in case of Death or TPD(Total Permanent Disability).

   It is normal for conventional housing loan to included MRTA(Mortgage Reducing Term Assurance) when signing up housing loan,but there are also option for us to upted for MLTA where we can opted for higher coverage to leverage the risk.If Mr Azman decided to take MRTA only and unfortunate event happen to him.The bank only pay for the mortgage balance whereelse with MLTA Mr Azman beneficiaries will received home and cash of 100k.

Pengalaman melahirkan anak di Columbia Asia Nusajaya ;Delivery /Labour Baby at Columbia Asia Nusajaya Johor Bahru Panel Prudential

Alhamdulillah, Baru sahaja selamat melahirkan bayi seberat 3.04[Kg] di Columbia Nusajaya pada 6hb Jun yang lalu.

8:00 am : Sampai dekat reception untuk register.Sign GL(Guarantee Letter)

8:30 am : Breakfast dulu untuk dapatkan tenaga

10:00 am : Nurse dah panggil tuk masuk labor room

10:30 am : Relax2 dulu dalam labor room,terang sangat tak boleh tidur

11:00 am : Doktor dah pecah air ketuban and induce(Time ni pun Epidural dah masuk)

11:30~14:00am :

05:14pm : Detik2 Cemas and Baby Boy seberat 3.04[Kg] Selamat dilahirkan

Alhamdullillah ,sepanjang tempoh delivary,saya sentiasa ditemani suami dan nurse2 yang memahami.

Pregnancy check up Columbia Asia Johor

Alhamdulillah,masuk minggu ni sudah 19 minggu kehamilan. Baru jer lepas balik dari pregnancy check up di Columbia Asia Nusajaya, JB. Baby sihat dan selamat.
Every month akan buat appointment dengan Dr Rohaini. Mula2 Dr akan buat baby 4D ultrasound scan and check perkembangan otak dan jantung bayi.(Dr akan print snapshot 4D scan untuk reference).
For 3rd month onwards, doctor akan check for high blood pressure and diabetes. There will be some shot give (like Tetanus,etc) for the beneficial of mother.
Advise2 Dr Rohaini sangat beneficial macam cara pemakanan,pemakaian and daily routine, Dr juga prescribekan supplement seperti Obiminz pluz and calcium carbonate sebab saya ni memang jenis tak minum susu. So far kos pregnancy checkup dan supplement sangat berpatutan,dan next checkup Dr suggest untuk buat ujian darah hemoglobin tekanan darah and diabetes.Aper2 pun kepada ibu mengandung di luar sana,jaga diri dan jaga kesihatan selalu.

p/s : Kalau buat appointment it's better to come early in the morning sebab from experience datang sebelah petang masa menunggu agak lama.But don't worry , columbia asia nusaya have very nice cafeteria with lot's of food choice to choose from.
